One question we have continually been asked during the restricted periods of this pandemic is: ‘Can I still sell my home?’ This is closely followed by: ‘Is the market still good?’

Well the simple answer to both is… yes.

Possibly against popular predictions, the market remained very busy through January 2021 and shows no signs of slowing down.

Now, home moves are taking slightly longer, but this is down to delays in the administration process which seems to be affecting every industry. However, the important thing is houses are selling and selling well, as there are plenty of buyers available. Buyer activity is in fact higher than this time in 2020 (pre-pandemic).

Are House Prices Stable?

The average sale prices of all properties seem largely unaffected. In fact, according to data gathered by home.co.uk on local sales in Aylesbury, house prices have increased between October2020 and January 2021 even though we entered another lockdown.

The Halifax House Price Index also confirmed that on a monthly basis, house prices in December were 0.2 per cent higher than in November, and up by a huge 6.0 per cent compared to the same month a year earlier.

With Stamp Duty savings still available until 31st March, property buyers are in a position currently where they may have some additional funds available vs previous years…

So should you sell now?

If you had planned to move in 2021 then we would certainly say there is absolutely no reason why not.

There certainly seems to be more buyers than stock, which is a good position to be in as a seller. That coupled with the Stamp Duty Holiday for properties up to the value of £500,000, you could certainly make this period work for you.
